Winter Model Home Program: Builder Price for 12 More Utah Homes

How our pricing works: builder price is what we charge business clients such as window and door companies, designers and contractors. Homeowners normally pay our standard price, which starts at the low end of Utah retail. This winter, 12 more homeowners can get builder price with no markup on materials, 40–60% below typical retail.

What you get

  • Builder price on materials with no markup: order through us, or buy it yourself online at the price we show you
  • Free consultation, measuring and a written quote showing builder price next to retail
  • Lifetime Warranty* on windows and doors, and our workmanship warranty in writing
  • Financing available, and service in English, Spanish, Chinese or Portuguese

What you give in return

  • Before-and-after photos: we photograph your project and may show it as a model home on our website, social media and to future clients (never your name or address without permission)
  • Yard sign: a small BPR sign in your yard while we work and for up to 30 days after completion
  • Model home visits: up to two short visits by future clients at times you approve, or a video walkthrough instead if you prefer

Reviews are not part of the deal. We ask every customer for honest feedback, in or out of the program, and leaving a review is always your choice.

Ideal for homes built before 2010, where original builder-grade windows, doors, oak cabinets, laminate counters, tired bathrooms and unfinished basements are due for an upgrade. Our small team and 16 years of experience keep quality high and prices honest. Only 12 of 30 spots left, and contracts must be signed by December 31, 2026.

Winter Model Home Program: limited to 30 homes; the contract must be signed by December 31, 2026. Builder price means no markup on materials. Savings of 40–60% compare builder price with typical mid- to high-range Utah retail and vary by product. Participants agree to before-and-after photos and showcase use of the project, a BPR yard sign during the work and for up to 30 days after completion, and up to two scheduled visits by prospective clients (or a video walkthrough instead). Reviews are not required, and your price never depends on whether or what you review. Some tax, consultation, design fee and admin fee are not included. Installation is quoted separately. *Lifetime warranty is the manufacturer's lifetime limited warranty on window and door frames, glass seals and hardware, per the manufacturer's written terms, and is registered for you at installation.

Outdoor Living Built for the Wasatch Front

A well-built deck adds usable living space for most of the year in Utah and is one of the highest-return exterior projects for resale. BPR Remodeling designs and builds decks, covered patios, stairs, railings and pergolas across Salt Lake County, Utah County and Davis County, sized to your yard and engineered for snow load, freeze-thaw cycles and high-altitude sun.

We handle design, permit drawings, footings, framing, decking, railing, lighting and finish. Every deck is built to current Utah residential code with proper ledger flashing, properly sized footings and code-compliant guardrails and stairs.

Deck and Patio Options

  • Composite decking from Trex, TimberTech and Deckorators: no staining, no splinters, 25 to 50 year warranties
  • Pressure-treated, cedar and redwood decks for a natural look at a lower entry price
  • Multi-level decks, stairs and landings for sloped Utah lots
  • Railings: composite, aluminum, cable and glass
  • Covered patios, pergolas and sunshades for west-facing yards
  • Concrete and paver patios, seating walls and fire pits
  • Deck resurfacing and railing replacement for structurally sound older decks

Builder Pricing on Decking and Railing

Composite decking and railing is where most of a deck budget goes. BPR buys Trex, TimberTech and aluminum railing systems at builder pricing. Model Home Program homeowners pay that price with no markup; other homeowners pay our standard price, which starts at the low end of Utah retail. We quote the build separately.

Businesses: we also build patios, ramps and outdoor spaces for small commercial properties. Commercial remodeling →

Builder Price vs. Retail

What You Pay: Builder Price vs. Standard vs. Retail

Three prices, one product. BPR buys windows, doors, cabinets, decking and fixtures at the builder pricing used to furnish Utah model homes. Business clients and Model Home Program homeowners pay that builder price with no markup on materials: ask us to order it, or take our product list and buy it yourself online at the price we show you. Other homeowners pay our standard price, which starts at the low end of typical Utah retail, still below what most stores charge. Every project starts with a free estimate.

Frequently Asked Questions

How much does a deck cost in Salt Lake City?

A 12 x 16 pressure-treated deck typically runs $7,000 to $12,000 installed in the Salt Lake area. The same deck in composite with composite railing usually runs $15,000 to $25,000. Model Home builder pricing reduces the material portion by about 40 to 60 percent versus retail.

Do I need a permit to build a deck in Utah?

Yes for most decks over 30 inches above grade or attached to the house. BPR prepares the drawings and pulls the permit in Salt Lake City, West Valley, Sandy, Draper and other Wasatch Front cities.

Composite or wood: which is better for Utah's climate?

Composite handles Utah's UV and freeze-thaw with no staining or sealing and is our recommendation for most homeowners. Wood costs less up front but needs sealing every one to two years at altitude.

What is the best time of year to build a deck in Utah?

Spring through fall is the building season, but ordering in winter locks in pricing and gets you first in line for a spring build.
